Bison Tract, LTD
The Bison Tract, LTD partnership has acquired 157+/- acres on the southern side of HWY 79 in Round Rock, Texas. The property sits just east and south of the Dell Diamond facility, home of the Round Rock Express minor league baseball franchise. Part of a larger, undeveloped 500+/- acre agricultural site, the Bison Tract will soon be bifurcated by a new north/south arterial road currently named Arterial “A”. Up until this time, this area had limited commercial access as a result of separation by a UP railroad line frequently used by high speed freight cars. Williamson County recently approved $18M and the City of RR has committed $12M for the new arterial road which will tunnel under both the railroad track and HWY79. Access onto HWY79 or E Palm Valley Blvd will happen at the intersection of Joe Dimmagio and continue south in Phase one to Forest Creek road by approximately summer of 2010, to Gattis School road in phase two by approximately summer of 2012 and eventually terminate with a major interchange at US HWY 45. Plans to develop Arterial “A” north to Chandler are underway but no timelines have been released.
Preliminary site plans have been drafted for review by the City of Round Rock. They include a vertical mixed-use section surrounded by multi-family and for-sale, attached housing to the East and South. Also light industrial/flex and office apportioned on approx. 40 acres of the tract adjacent to HWY 79. More information will be posted as it becomes formalized.
